Wow, where did January go? It feels like we were just ringing in the New Year, and now we’re already wrapping up the first month of 2025! So, how are those resolutions going? Crushing them? Tweaking them? Completely forgotten? (No judgment – I’m right there with you on some of mine!)
One of my personal resolutions this year is to build a stronger online presence. For years, I’ve been lucky to grow my business through word of mouth – thanks to incredible clients like you! Market Talk
Now, let’s chat about the real estate market. 2025 wrapped up with a median sales price of $410,000 for a single family home for the Tampa/St. Petersburg/Clearwater area – right in line with where we ended 2023. After the rapid price surges of recent years, things have definitely leveled out.
One area still seeing some flux? Waterfront properties, especially those impacted by hurricanes. With ongoing permitting issues and FEMA requirements for repairs, some sellers have opted to sell for land value. This will likely influence prices in the coming months.
A few more key stats:
- New listings are up 22.5% year over year.
- Inventory has grown 30.3% (with 11,162 homes currently available).
- Time to contract and time to sale are both increasing.
- Closed sales increased by 21% year over year.
So, what does this mean? More supply, mixed demand (thanks to the lingering effects of hurricanes and the uncertainty around homeowners’ insurance), but – here’s the good news – there are still real buyers out there. |
