Snowbirds, Open Houses & Signs of Life in the Market 🦩🏡

The snowbirds have landed, the restaurants are busier, and my Open Houses are suddenly a lot more crowded. Funny how a little sunshine and slightly friendlier prices will do that. 😉

I’ve definitely noticed a shift these past few weeks. As prices soften a bit and inventory inches up, more buyers are stepping back into the game – and not just the “just looking” crowd, but serious, ready-to-move folks. For my fellow stat lovers, here’s what we’re seeing compared to last year:
🏠Closed sales up 8%
🏠New listings down 11.9%
🏠New pending sales up 0.8%
🏠Inventory up 12.8%

Translation? More homes to choose from, a little less competition, and buyers who are finally feeling like they’ve got options again. That’s a pretty healthy place to be.
